Backflow Preventer
 

  We are addressing this letter to those of your who have a backflow preventer installed in their home and/or business to advise you of a situation we had recently with a device that discharged a great deal water, flooding the customers basement. While this is a rare situation we wanted to make our customer aware that it can happen.  
 
  Although a backflow prevention assembly is designed to prevent contamination of our potable water system, it is subject to failure. Foreign matter in the water supply system, such as sand, grit or rust particles from the piping system, can foul or damage internal parts of a backflow preventer. Normal wear and tear of the assembly with eventually cause the assembly to fail and need repair. Because the backflow assembly is subject to failure due to all of the above, it is required that they be tested on an annual basis.  
 
  When the relief valve discharges intermittently, it can be almost always assumed that the device is functioning correctly and that the discharge is caused by systems such as inlet pressure fluctuation or water hammer due to quick close valves. Inlet pressure fluctuations can occur when hydrants are flushed, when the fire department uses a hydrant or there is heavy water usage on the lines in your neighborhood. The amount of discharge is proportional to the degree of fouling.  
 
  If you are concerned about this situation we would suggest the backflow be installed over a laundry tub or floor drain. If neither is available or the location makes it impossible, a sump basin and pump can be installed on the floor with the drain line running to the outside of the house. If the devise would discharge the water would go into the sump crock and be pumped outside.
